Pearland Area

Pearland is known for, you guessed it, the abundance of Pear Trees in the area. Pearland is made up of over 2,500 acres of prime real estate located mostly in Brazoria County with parts of it stretching into Fort Bend and Southeast Harris County. The cities population continues to grow exponentially from 37,640 in 2000 to 91,252 by 2010 and just 5 years later in 2015 more than 108,800 and as of 2020 Pearland topped out at more than 122,000 residents. Neighbouring communities such as Manvel, Alvin, and Rosharon have benefited from Pearland’s bustling growth and are often times synonymous with the Pearland Area.   Popular single family master planned communities continue to top the Greater Houston list for record real estate resale and new construction sales including Silverlake, Shadow Creek Ranch, South Lake, Southern Trails, Sedona Lakes, Pomona, Savannah Lakes, Rodeo Palms, Del Bello Lakes, Bluewater Lakes and Meridiana and more. One of the reasons the Pearland area is so popular is because it’s one of the closest suburbs in proximity to Houston’s most popular areas including Downtown, Medical Center, and Inner Loop. But no need to leave the Pearland area as there are plenty of major grocery stores, shopping centers and entertainment that are within a short drive from every home.   The Pearland area is home to three school districts including Pearland ISD, Alvin ISD and Fort Bend ISD. The major highway in an out of the area is 288 and construction was recently completed to expand the Beltway 8 (BW8) also known as the Sam Houston toll parkway to ease traffic woes and connect to the south freeway 288 to improve drive times in and out of the Pearland area.
